Congratulations on your decision to embark on the journey of a custom building project! We are honored that you would consider making us a part of the process. Because of our commitment to achieving great outcomes for our clients and the direct involvement in each project by the company owner we do have a limited schedule by which we can engage new clients in addition to a minimum project size.
Below is the process we follow when we are asked to look at/ interview for a project.
Step 1. Establishing budget - To help our prospective clients establish a realistic budget we will visit the site, review with your general scope and allow you ask relevant questions you may have that will aide you in selecting a contractor. We will then review your desired scope and determine an estimated cost range that we provide to you in a follow-up meeting. This will not be a set number or with any cost breakdowns as it is first intended to make sure that your budget expectations are realistic for the scope and specifications that you desire. Having this range allows someone considering a project to review and make changes to their scope and/or budget if necessary. If we can achieve congruence in our budget range expectations and you would like to move forward with detailed pricing then we can move to:
Step 2. Professional Services Agreement (PSA) - Under the PSA, we draft a detailed set of project specifications & selections, inspect the property thoroughly, obtain quotes, complete take-offs, draft purchase orders, and conduct selections and other meetings in order to build as realistic of a budget and project plan as possible. You have the ability at this stage to try and "steer" the budget through the selections and project specifications. Due to the significant investment of time required to complete this work, There is a fee required to proceed (amount tiered by project size), however 50% of which does count towards the final invoice for your project.
Step 3. Construction Contract - is generally cost plus 20% for most projects. We issue purchase orders, schedule subs for the work and begin construction upon issuance of the permit. Client has access to the builders portal, schedule, budget, job log and selections process.
